ASSESSMENT OF STUDENT HOUSING AFFORDABILITY IN PRIVATE TERTIARY INSTITUTIONS IN IBADAN, NIGERIA

Abstract

This study examined the affordability and quality of student housing in private tertiary institutions in Ibadan, Nigeria, with a focus on the socio-economic and infrastructural factors influencing accommodation choices. Guided by the Housing Affordability Theory, the research employed a quantitative survey design involving 201 undergraduate respondents selected through stratified random sampling. Data were collected using structured questionnaires and analysed with descriptive statistics, correlation, and regression techniques. Findings revealed that while most hostels provide adequate ventilation and lighting, there are significant deficiencies in water supply, sanitation, and waste disposal systems. The mean affordability index of 47% showed that students spend nearly half of their income or allowance on rent, well above the 30% benchmark, indicating a severe affordability burden. The study also found statistically significant relationships between students’ financial background and housing affordability (r = 0.611, p < 0.05), and between hostel location and student satisfaction (r = 0.583, p < 0.05). These results demonstrate that proximity, facility quality, and financial capacity are key determinants of affordability and satisfaction. The study concludes that student housing in Ibadan’s private tertiary institutions remains largely unaffordable, with weak regulatory oversight and infrastructural inadequacies. It recommends the development of affordable on-campus housing, stricter regulation of private hostels, and improved service delivery to enhance student welfare and academic success.
