GATED ESTATES’ DEVELOPMENT IN THE HINTERLANDS: A CASE STUDY OF ISEYIN-IBADAN CORRIDOR, OYO STATE, NIGERIA

Abstract

Gated estates development has become a prominent trend in the Iseyin-Ibadan corridor hinterlands, driven by various socio-economic factors. This study aims to analyze the impacts and implications of gated estates development in this region. The research methodology includes a combination of qualitative interviews with stakeholders such as developers, residents, and local government officials, as well as quantitative surveys to gather data on the demographic and economic changes resulting from this development. 115 gated estates were identified along the corridor while 68 were sampled through exclusion and inclusion technique. Respondents are the private developers, professionals and community leaders in the region. By focusing on this particular region, this study aims to provide valuable insights into the dynamics of gated estates development in peri-urban areas. Findings from this study revealed that gated estates development has led to significant changes in the socio-economic landscape of the Iseyin-Ibadan corridor hinterlands. However, there are also concerns regarding social exclusion, infrastructural strain, and environmental degradation associated with this type of development. In conclusion, while gated estates development has brought both benefits and challenges to the hinterlands, it is essential for policymakers, developers, and residents to critically assess the long-term implications of this trend. Sustainable planning and inclusive development strategies are necessary to ensure that gated estates development contributes positively to the overall well-being of the region's inhabitants while preserving its natural and cultural heritage. Further research is needed to monitor the evolving impacts of gated estates development in this region and develop effective strategies for sustainable urban growth.
